Buying a home is one of the most exciting milestones in life—but let’s be honest, it can feel a little overwhelming too. If you’re a first-time buyer, it’s totally normal to feel a mix of excitement and nervous energy. After all, it’s unfamiliar territory, and anything unknown can feel a little scary.

But here’s the thing: it doesn’t have to be scary at all.

What if I told you the homebuying process is actually way more straightforward than it seems? And what if you had someone by your side who could walk you through each step, answer all your questions, and help you feel confident the whole way through?

I know one of the first questions on your mind might be, “Should I even buy a home right now?” And my honest answer? Yes—you absolutely should consider it. Whether you’re ready to settle down, start building equity, or just want something that’s truly yours, buying a home can be a powerful step forward.

Let’s break down why buying might be a great move for you—and what you need to know to get started on the right foot.



 

In a lot of markets—including right here in the Greater Pittsburgh area—owning a home can actually be more affordable than renting in the long run.

Get this: according to Investopedia, the average monthly mortgage payment around here is just over $1,200. Compare that to the median rent, which is a bit over $1,400. So right off the bat, you might actually save money each month by owning instead of renting.

Now sure, as a homeowner, you’re responsible for things like repairs and updates. That part’s true. But here’s the flip side: when you put money into your home, you’re investing in yourself. You’re building equity—real value that stays with you. When you rent? Any improvements or value increases just go straight into your landlord’s pocket. No matter how long you stay or how much rent you pay, you walk away with nothing to show for it.

Owning gives you the chance to create a space that’s truly yours and gives you the opportunity to build long-term wealth. It’s not just a place to live—it’s a smart financial move.



 
But don’t you, like, need money and stuff to buy a home?


The rule of thumb for conventional mortgages, in terms of a down payment, is up to 20%. However, there are numerous financing options to get around that. As a first-time homebuyer, you’ll likely qualify for a first-time homebuyer loan, which can bring that number down to 3-5% of the sell price. There are also government-backed loan options like VA and USDA loans, which assuming you qualify, might allow you to come to the closing table with no down payment at all.
 
Furthermore, getting prequalified for a mortgage loan means you’ll know exactly how much house you can afford based on your current income and credit worthiness. Ideally, you want your mortgage payment to be around 28% or less of your gross monthly income. It’s more doable than you think!


 
So, the monthly payment’s not bad but what about OTHER expenses?


Well, there are other expenses. That’s true. Mortgage lenders, more often than not, require you to purchase homeowner’s insurance. You have to cut the grass or pay someone else to. You’re on the hook for utilities and, as we discussed above, any repairs or remodeling projects. Don’t let any of that deter you. Homeowner’s insurance protects your investment. Think of it as an investment on the investment. Yard work, repairs and remodels are an inseparable part of homeownership but, again, they add value to your home.


 
Buying a home provides unparalleled freedom.


Want to paint a mural on your wall? Have six cats or maybe some baby goats? Park in the yard? Do laundry at 2 a.m.? You can do all that and more as a homeowner (well, the baby goats will have to depend on local zoning laws). No yearly inspections. No yearly payment increases. Oh, did we fail to mention that? A fixed mortgage is just that: fixed. You know what you’ll be paying every month until the end of your loan obligation, barring minor increases or decreases in property taxes and insurance.
